司法拍卖竞价行业是一个非常特殊和复杂的领域,本案例竞标产品为房地产类(包含住宅用房、商业用房、工业用房),在竞价分析中,需要考虑竞价的过程、策划和结果等方面。同时,在竞价策略分析中,需要根据不同的拍卖品种和竞标者的分析来确定不同的竞标策略,以提高拍卖的成功率和销售额。根据数据,可推测出拍卖成功率可能较高的时间段、拍品种类和拍品价格等,进而能更好地为未来拍卖工作做准备,以便提高拍卖成功率。(1)数据采集:线下通过设备和手动录入的方式采集数据到数据库作为原始数据源。 (2)数据处理:首先对采集记账数据进行清洗,剔除撤销拍卖的数据,然后对记账数据在时间维度按月,标的物类型按房地产类(包含住宅用房、商业用房、工业用房),区域维度按浙江绍兴柯桥区,进行最细级别粒度的聚合。 (3)数据分析:按照公式:p = a/b;其中a为拍卖成功量;b为拍卖总数;p为拍卖成功率;一二拍成功率环比增降变化值f=(p2-p1)/p1,其中p1为一拍成功量率,p2为二拍成功率;使用上述公式,进行统计分析一拍、二拍的成功率,一二拍成功率的变化情况。(4)数据应用:最后通过BI工具,按拍卖成功率进行分类统计,利用折线图体现每次拍卖的成功几率、一二拍成功率环比变化值,推送给法拍运营人员、办案法官等。
The judicial auction bidding industry is a highly specialized and complex domain. The bidding products in this case fall into the real estate category, including residential, commercial and industrial properties. In bidding analysis, factors such as the bidding process, planning and outcomes need to be taken into account. Meanwhile, in bidding strategy analysis, distinct bidding strategies should be formulated based on the analysis of different auction items and bidders, so as to improve auction success rate and sales volume. Based on the collected data, we can infer the time periods, item categories and price ranges with relatively high auction success rates, so as to better prepare for future auction operations and further enhance the success rate. (1) Data Collection: Data is collected into the database as the original data source through both equipment-based and manual entry methods offline. (2) Data Processing: First, clean the collected auction-related accounting data by eliminating records of canceled auctions. Then, perform granular aggregation at the finest level on the accounting data, with the time dimension grouped by month, subject type grouped into the real estate category (residential, commercial and industrial properties), and regional dimension grouped into Keqiao District, Shaoxing, Zhejiang Province. (3) Data Analysis: Follow the formula: p = a/b, where a is the number of successful auctions, b is the total number of auctions, and p is the auction success rate. The month-on-month change value of the success rates between the first and second auctions is defined as f=(p2-p1)/p1, where p1 is the success rate of the first auction, and p2 is the success rate of the second auction. Use the above formulas to statistically analyze the success rates of the first and second auctions, as well as the changes in their success rates. (4) Data Application: Finally, use BI tools to conduct classified statistics based on auction success rates, visualize the success probability of each auction and the month-on-month change value of the success rates between the first and second auctions via line charts, and push the results to judicial auction operation staff, case judges and other relevant personnel.
